Esa es la advertencia que los principales fondos de inversi\u00f3n han realizado a la Ministra de Econom\u00eda. Las consecuencias de que salga adelante el proyecto pueden ser contraproducentes,\u00a0hasta el punto de obtener exactamente el efecto contrario al que pretend\u00edan.\u00a0Estas declaraciones han de verse dentro de un contexto de negociaci\u00f3n que est\u00e1 a punto de comenzar y que implicar\u00e1 a los diversos agentes del mercado del arrendamiento, que tratar\u00e1n de solucionar los problemas que arrastra el sector.<\/p>\n<p>Uno de los puntos que ha provocado mayor tirantez entre la administraci\u00f3n y los fondos de inversi\u00f3n es la distinci\u00f3n que la nueva ley pretende hacer entre alquiler particular y profesional. En la nueva ley se est\u00e1 planeando ampliar el periodo m\u00ednimo de arrendamiento hasta 5 a\u00f1os, y hasta los 7 en el caso de los alquileres profesionales. Los fondos de inversi\u00f3n exigen que se mantenga en 5 a\u00f1os para ambos. Advierten de que si los propietarios, ya sean particulares o empresas, van a tener que esperar un periodo tan largo para poder aumentar los precios, lo har\u00e1n desde el principio. Tambi\u00e9n se\u00f1alan que esto provocar\u00e1 que descienda el importe de sus inversiones en el acondicionamiento y\u00a0la reforma de las viviendas.<\/p>\n<p>Los fondos van a tratar de arrancar un acuerdo a la administraci\u00f3n para que profesionalice el sector del alquiler. El principal riesgo del sector, seg\u00fan su punto de vista, son las ocupaciones ilegales y la falta de legislaci\u00f3n. Destacan c\u00f3mo los propietarios a los que arrebatan una casa de forma ilegal tienen que esperar una media de dos a\u00f1os para poder recuperarla.
